Common questions

What is my commercial property worth?

It depends on the building and the market at the time - size, condition, the tenancy if there is one, and what comparable property has actually been selling for. That is what an appraisal works out. Ours are based on current sales data, active buyer demand and local market knowledge, and they are free with no obligation.

Is an appraisal the same as a valuation?

No. An appraisal is our opinion of what the property should achieve in the current market, based on sales evidence. A formal valuation is a different document, prepared by a registered valuer, and is usually what a bank or a court asks for. If you are deciding whether to sell, an appraisal is the normal starting point.

What does a market appraisal cost?

Nothing - market appraisals are free and no-obligation. The one paid report we produce is the SMSF appraisal ($150 + GST), which is a separate service for fund reporting.

How does the appraisal work?

It starts with a look at the property rather than a number over the phone. From there we assess it against current sales data and buyer demand, and come back to you with what the evidence supports.

Should I sell, or lease the property out?

There is no single right answer - it turns on whether you want the capital now or the income over time, and on your own tax position, which is your accountant’s ground. What we can give you is both sides of the market picture: what the property should sell for and what it should rent for, so the comparison is real rather than guessed.
