Does my SMSF need a rent appraisal for its commercial property?
If the fund’s property is leased to a related party - such as a business owned by a fund member - the ATO requires the rent to be set and kept at market rate, and a written appraisal is the evidence that it is. Appraisals are typically required annually, or when the lease is renewed or varied. If the tenant is unrelated, ask your accountant whether a report is needed - that call is theirs.
What does an SMSF appraisal cost?
$150 + GST per report. Our market and lease appraisals are free; the SMSF report is a paid service because it is a written document prepared for trustees, accountants and auditors, not a step toward a listing.
What is in the report?
A market rent for the property, supported by the evidence behind it - current leasing data and comparable market evidence for similar space. It is written so a trustee, accountant or auditor can rely on it at reporting time.
How is the rent figure worked out?
On the evidence the market gives us, and it starts with a look at the property rather than a number over the phone. We assess it against what similar commercial and industrial space is achieving on the Coast.
